§ 2.5. Housing Trends and Outlook

  • See Section 2.5 of the Clark County Inventory and Trends Report for a summary of housing trends. Trends of particular importance to the City of Greenwood included the following:

    • Continued interest in modular mobile home development (driven by need for affordable housing).

    • Increased pressure to convert farmland and woodland to subdivisions and lots.

    • Increased need for elderly housing.

    • Increased remodeling and rehabilitation of older housing stock.

    • Continued abandonment of older housing.

    • Increased demand to build housing adjacent to villages and cities (in towns).

    • Increased difficulty in finding affordable and quality housing.

    Future Residential Development

    As a means to expand the existing housing base, the city has invested in infrastructure improvements by providing public sewer and water services west of the Black River on the city's northwest border. Oakview Estates is a new 34-lot subdivision located south of CTH G west of the Black River. The subdivision has public water and sewer service and contains covenants which address building construction, size, landscaping, signs, fencing, and other items. With utilities now available west of the Black River, the city also anticipates new residential development will occur along River Road north on CTH G.
