§ 8.2. Development Patterns

Latest version.
  • Residential

Residential development, which accounts for approximately 11 percent of the city's land use, is the largest intensive land use classification in the city. Residential development occurs in established neighborhoods on both the west and east sides of the city, however most of the residential development concentrated near the central downtown core of the city. Increasing residential development is located along the Black River in the western portion of the city.

    Commercial and Industrial

The City of Greenwood contains two commercially focused areas; the traditional downtown and the southern STH 73 corridor. Industrial activity is located primarily in the city's industrial parks. Commercial and industrial development accounts for about five percent of the city's intensive land use. Improvements to be made to STH 73 in 2006 are anticipated to support and further develop commercial and industrial development in the city.

    Government/Institutional

Approximately three percent of the city land use is classified government or institutional. Outside of scattered city offices and facilities, a majority of this land area includes the Greenwood School facilities. This percentage is relevant as these properties do not generate any local tax revenues.

    Outdoor Recreation

The City of Greenwood contains about 5 acres of classified public recreation land. This total includes the acreages for George Scherer Athletic Field, City Park, and Greenwood County Park.
